FAQ

What kind of pets do you allow?

We would like to welcome your furry friends to come and enjoy our community as well. Please contact our leasing office to receive more information on how to bring your pets with you! *Breed and weight restrictions may apply.

How many pets may I have?

Renton Woods allows a maximum of two pets per home.

Are there any deposits, special fees, or monthly charges to have a pet?

Our deposits and fees include a $200 refundable deposit/$200 non-refundable fee. Pets have a $200 refundable deposit/$200 non-refundable fee and $25 pet rent per pet. *Service animals are excluded from fees, deposits and pet rent.

What must I bring with me to tour an apartment?

We kindly request that you bring with you a government issued identification such as a driver's license or a passport.

What are your fees and monthly charges?

Additional rentable items can be determined upon move in, but in addition to rent and utilities, our garbage fee is $20 (This includes a valet trash service).

What are the income and credit qualifications?

Renton Woods does not accept comprehensive reusable tenant screening reports. Please contact our leasing office for more information on income and credit qualifications.

What is acceptable “proof of income” to sign a lease?

Renton Woods will accept one month of most recent paycheck stubs or if you have a new job, we will ask for a current offer letter from your new employer. Self-employed applicants must provide the first page of the most current year's tax return stating their yearly earnings. Please contact one of our leasing consultants for more details.

What happens if I qualify for an apartment, but my roommate does not?

Many different situations can arise when finding a qualified applicant. Every situation is unique and our talented leasing staff can assist you in finding a solution if this situation arises.

Is my security deposit totally refundable?

Security deposits are fully refundable after the home has been returned to its original condition based on the original move in inspection and move out inspection comparisons.

If I get a job transfer, can I break the lease?

These things can happen! Lease breaks are allowed with a twenty day written notice to vacate and a two month lease break fee. All concessions at the time of move in must be returned as well. Also we will require a forwarding address to send you any correspondence (such as forwarding mail) once you leave. We'd be sad to see you go!

Can I change to a month-to-month lease plan after my first year?

Yes, with applicable rent increase and $200 month to month fee. *Subject to availability.

What utilities are included in my lease?

Utilities are separate and based on usage of the home with the exception of garbage which is a flat rate.

How long is the term of the lease?

Renton Woods offers many different lease terms to suit your needs. Currently we are offering six to twelve month leases depending on availability.

Do you accept leases for short terms?

All lease terms are based on availability at that time. Currently, the shortest lease term we can accommodate is six months long.

Am I required to have renters insurance?

Renton Woods requires that all residents provide proof of renters insurance with a minimum of $100,000 liability upon move in. This protects your personal property as well as giving you peace of mind.

Do you offer furnished apartments?

We do not offer furnished apartments at this time. However, if you need to be placed in contact with a furniture rental facility one of our leasing agents will be happy to assist you with that.

Do you offer corporate apartments?

Renton Woods does not offer corporate leased suites at this time.

If something needs to be repaired in my apartment, how do I report it?

In the event of an emergency, such as a fire call 9-1-1. Renton Woods prides itself on the talented maintenance team we have working round the clock. In the case of a maintenance emergency we offer an on-call service for after hours. During business hours, you can simply call the office to schedule a maintenance request, file one online, or stop by and fill out a request form in person.

When is my rent payment due?

Rent, rentable items, and utility payments must be made together no later than the first of every month. Partial payments are not accepted. These payments can be made online, or in person by dropping off a check in our rent drop box located near the leasing center's front doors. We've made it convenient and easy for you to pay.

What day of the month am I liable for a late charge?

Late fees and charges will be applied on the fifth day of the month. We do not accept partial payments.

Will you accept electronic payments from my bank?

Yes, we will accept payments issued from your back after your initial move in money is paid in certified funds. Residents will need to contact their bank to set this up accordingly.

Is there a place where I can pay my rent after office hours?

Of course! Residents are encouraged to pay their rent online. We also have an after hours rent drop box located at the leasing center.

There is a person who might be staying with me for a while, is that permitted by the lease?

Management must be notified of all guests staying longer than 7 days. Guests staying longer than 14 days must be screened according to our screening criteria and be added to the lease.

Do you have reserved parking?

Parking here at Renton Woods is a breeze. We have a permit based system and first come is first served. You will be issued up to 2 parking permits per home. Guests can park in designated visitor parking areas marked "visitor" or along the side streets of our community.

I have a motorcycle, where can I park it?

Renton Woods does not offer designated motorcycle parking at this time.

My children live with me in the summer; do I need to notify your office when they arrive?

We kindly ask that when you have guests visiting for extended amounts of time that we be notified in a timely manner. It's our wish to welcome everyone to our community!

Can I install my satellite dish at my apartment?

With so many options for television on the market we want to be as accommodating as possible. If you choose to have a satellite dish installed, we ask that it not be secured to the exterior of the community or in the walk way paths for the consideration of other residents. We will also need to be notified in advance to add a "satellite dish addendum" to your lease which extends further information on the subject.

Do you have cable service?

Cable hookup comes standard in each home. Depending on the service you choose, you will be solely responsible for the startup of that service and the contract with your provider.

Does the property have a fitness center?

Renton Woods offers a 24/7 fitness center located in the same facility as our leasing center.

Does the property have a swimming pool?

The swimming pools at our community are currently closed due to capital improvements scheduled throughout the summer of 2016. Coming soon... Updated and upgraded indoor swimming pool! Stay tuned!

Does the property offer on-site recycling?

We understand how important it is to recycle in this day in age. We are in negotiations to add recycling services to our residents in the near future.

Are gas grills permitted at your property?

We will permit only gas grills for your sunny day BBQs! Unfortunately, charcoal grills are not allowed.

Is there any additional storage space available at your property?

Most homes at Renton Woods have easy access storage already built in on your back porch at no additional charge. If needed we also can provide garage storage for additional fees. Please contact our leasing staff for more information on availability of our garages.

Are residents permitted to paint their apartment?

We want you to make your home yours! We will allow painting accent walls with the understanding that painting walls inside your home must be returned to the original color and conditions from when you moved in. Damages may be allocated if the home is not returned to its original condition per the move in inspection form comparison.

Will you accept my delivery packages for me?

Package delivery is accepted in the leasing center at Renton Woods. As a courtesy, we may receive your packages on your behalf for you to pick up during business hours. *We are not responsible for lost or stolen parcels/packages.

Do you have a list of Preferred Employers?

We currently are not offering any discounts for any select employers at this time. Please contact our leasing center for updates on current specials and offers.

How is your property different from the competition?

Renton Woods provides floor plans offering a wide array of options to suit many specific needs. We offer garages, valet waste service, on-site parking, 24/7 fitness center, courtesy patrol service, a bark park, after-hours maintenance services, and community WiFi located in the leasing center.
